When you visit a new home, what’s the first thing you notice? Probably the paint. Perhaps, the size of the house. If there’s a landscape or hardscaping design, this will be very conspicuous. Does the house have a swimming pool? Is it equipped with an outdoor kitchen? Basically, the roof is about the last thing you see. Most times, you barely notice that you need to change your roof till the damage escalates.
However, a bad roofing system translates to a bad house. If you fail to take care of the roof, the consequences will be disastrous. The cost of replacement when repair fails to suffice is on the high side. More so, the damage caused when the roof is left unattended to for long can be deleterious. How then do you know if your roof needs to be replaced or repaired? Here’s how.
Ask any home contractor or homeowner, roof blisters are annoyingly prevalent. Almost everyone with a roof has had to deal with blisters and it is almost inevitable. It occurs when gas is trapped within the plies or the insulation. The trapping in itself isn’t the issue. The expansion when heat is applied is the real problem.
To prevent roof blisters from occurring, you can apply a damp substrate or use wet materials which can absorb the moisture. When this is done, rain, snow, dew, etc. cannot cause blisters. Knowing whether to replace or repair the roofing system when blister occurs depends on the extent of the damage done.
Normally, when a metal is flashed with another sheet which appears to be pliable, the contraction and expansion is different. As in, the metal expands and contracts differently as a result of the difference in conductivity of both materials. When this occurs regularly, fatigue sets in. Cracks can now be observed and failure in joints are more glaring.
Most times, it is best to prevent this from happening at all by using single-ply membranes. Why? They can emulate the expansion and contraction property of the original metal and this eliminates wear and tear. It is also important to note that adverse temperature, the effect of humans, and movement of the substrate all affect the roof.
In humans, a wrinkle is a sign of old age. Although it can also be seen in angry, bellicose, frustrated youths who rarely smile. In roofs though, when a movement of the membrane or the metal opposes that of the roof deck, wrinkle begins. Don’t allow that wrinkle disfigure your home. Don’t be a victim of circumstance. The only way to avoid wrinkles is to employ state of the art equipment and materials.
There’s nothing cute about water leaking from the top of the roof whenever it rains. Rather, it is a sure way to piss off potential buyers and other guests. Sometimes, in the absence of rain, the roof continues this embarrassing act. Slowly, the roof plays host to more load than it can bear. The stress and strain will cause the roof to pass out before its time. Normally, when this occurs, the solution is to overhaul the existing installation, using an apt measurement of the slope and angle of the roof, thereby allowing the free-flow of water.
Roof penetration mostly occurs as a result of human actions. Installation of pipes, drains, and other structural designs which cause dent, holes, or abrasions on the roof are to be avoided. You can repair the penetration on some occasions. You can also choose to replace the entire roofing system. It all depends on you.
